Once a prospective Tenant finds an apt/home on the NON
TRACK RENTAL – AVAILABLE section that they would like to
see, he/she should call the office to set an
appointment. If you are represented by another realtor,
your realtor should call SHOWING TIME to schedule an
appointment. If you like the unit and would like to move
forward you will need to supply this office with 3
things; completed rental application, $ 25 application
fee and proof of income. (this can be a letter of hire,
pay stubs or documentation from a divorce settlement
etc.) Once information has been verified and reviewed by
the landlord, a representative of this office will give
you a call to inform you if you have been accepted.
Leases are signed in the Racing City Realty’s Office. If
the lease signing occurs more than two weeks prior to a
move in date, please come prepared with a check for the
security deposit payable to the home owner(A
representative of this office will let you know the
amount.) If the lease signing is just prior to the start
of the lease, then the tenant must bring both the
security deposit and the first month’s rent. Tenants may
see the lease documents prior to arrival if requested.
Please note that Racing City Realty represents
homeowners on all rental transactions. Agency Disclosure
forms are sent to all tenants who have made verbal
agreements to rent a particular home. The Agency
Disclosure must be returned along with the rental
agreement and security deposit.
The Security Deposit
The Security Deposit is held by your Landlord who will
deposit your check into their bank. The home owner has
up to 30 days from the end date of your tenancy to
return the deposit to you. There may be deductions from
the security deposit which may include the cost of any
damage caused, cleaning fees or garbage removal etc.
Renters leaving homes in the condition in which they
were found will generally receive the security deposit
back in full. Racing City Realty does not act as an
arbitrator in any security deposit disputes.
Allergy Free – Allergy Friendly Homes
Homes that have the indication of Allergy Free or
Allergy Friendly are an indication that the owners do
not smoke or allow pets in their homes.
Arrangements for picking up the rental keys are made at
the time of the lease signing.
Visiting Rental Properties
Anyone wishing to see any rental properties listed on
the web site must make prior arrangements with the
Broker. At no time shall a future tenant or prospective
tenant stop by unannounced for a” look see”.
